What gets listed
A product is eligible if a UK short-term let or holiday let operator could plausibly buy it and use it in the UK. That is the only test. Vendors do not apply, cannot pay, and are not asked for permission. We add products because readers need them recorded, not because anyone asked.
A listing ships only when every launch field can be filled or honestly marked as not published: identity, UK signals, GBP pricing with a verification date, channel connections where the product has any, integrations, an editorial verdict, third-party scores where we pulled them, a disclosure line and a corrections route. A half-populated profile is worse than no profile, because the one thing this site sells is that a filled field means something.
How facts are verified
Every figure comes from a source we read ourselves, recorded with the URL and the date we read it. In practice that means the vendor’s own published pricing and integration pages, Companies House for UK entities, the FCA register for insurance intermediaries, and HMRC’s published list for any claim of Making Tax Digital recognition. Where a company number could be found, it is on the page.
We do not take a figure from another directory and present it as fact. Where a vendor publishes no price we could capture and a third-party directory quotes one, it is recorded separately, labelled as third-party, dated, and explicitly marked as not usable as a current price.
Null is a finding, not a gap to fill
Where a vendor does not publish something, the field reads Not published. It is never left blank, never estimated, never averaged from competitors and never inferred from a screenshot. “Not published” is itself one of the most useful things on the page: a product with no published support hours, no VAT position and no GBP price list is telling a UK buyer something real.
Currency is treated the same way. Where a vendor bills in dollars, we print the dollar figure and say there is no GBP price list. We do not convert, because the number a reader actually pays depends on their card and the day.
Prices and how they age
Every price carries the date it was last verified, printed beside the figure rather than buried in a footnote. Prices go stale; a price without a date is a claim rather than a fact. Where a “price at 20 properties” is arithmetic on a published per-property rate rather than a figure the vendor quotes, the profile says so on the same line.
How things are ordered
Listings within a category are in alphabetical order by product name. Not by price, popularity, quality, recency or any relationship with us. There is no number one anywhere on this site, no “editor’s choice”, no highlighted row and no sponsored slot. The ordering rule is repeated on every page that orders anything, so a reader never has to come here to find out what a table means.
Categories on the directory index are in the order we launched them, by how large the reader problem is. That is a publishing decision about our own workload, and it is stated on the page.
The verdicts
Each profile carries a verdict written by The UK Holiday Let Software Directory editorial team. It is editorial, it is signed corporately rather than by an invented persona, and nobody outside this team sees it before publication — including vendors, and including the products we own. Verdicts say what the evidence supports and stop there. Where we could not verify something, the verdict says we could not verify it rather than implying an answer.
We do not publish unevidenced negative claims about named competitors. If we cannot show a thing is absent, we say only that we found no evidence of it on the date we looked.
Third-party scores and reviews
Capterra, G2 and Trustpilot scores are cited as visible text with the source and the date we pulled them. They are never marked up as our own aggregate rating, because they are not ours. There is no aggregateRating and no Review structured data anywhere on this site, and there will be none until we have genuine first-party reviews from verified users. We will not synthesise a review, ever.
Regulation pages
Every regulation page opens with a status line, the date it was last checked and the primary source. Legal and tax pages quote government publications directly and name the section or article. Where a claim circulates widely across the trade press but we could not trace it to a government publication, we label it — consultation proposal, unverified, or unsourced — rather than repeating it.
The rule we work to: automate observation, never automate interpretation.A monitor can tell us a page changed. Only a person decides what that means for a reader’s legal or financial position. Nothing on a regulation page is auto-published.
The regulation pages are written and reviewed by our own editorial team. They are not written by a solicitor or an accountant, they are not legal or tax advice, and they say so on every page. Read the hub.
Links, and why every vendor link is nofollow
Every outbound link to a vendor is rel="nofollow", uniformly, including the link to the product owned by this site’s publisher. That is the cleanest available answer to the conflict-of-interest problem: if no vendor can gain link equity from being listed, no vendor can buy it, and the owner’s own product gains nothing either.
Citations are different and are followed: primary sources on gov.uk, gov.scot, gov.wales, legislation.gov.uk and HMRC, and vendor documentation or changelogs used as evidence. Blanket-nofollowing competitors while following our own citations would be manipulative; following the sources we rely on is simply correct.
We link to zugrow.com at most once on any page, editorially, with branded anchor text, and never from the navigation or the footer. We do not link to other sites in the same ownership group at all.
Conflicts we have to manage
This directory is operated by the company behind Zugrow, which is itself listed here. The ownership page states that in full. The specific safeguards: Zugrow is listed against identical fields and verification, it appears in alphabetical position like everything else, it can never be ranked first anywhere, it carries a visible ownership banner wherever it appears, and its outbound link is nofollow like every other. The bias risk in an owned directory is not only in what it says about the owner’s product; it is also in which competitors get listed and omitted, which is why the ownership disclosure is sitewide rather than only on pages where Zugrow appears.
A second conflict worth naming: some products listed here compete with our regulation pages for the same searches. That has no bearing on how they are recorded, and where such a product is also a source for a fact, the citation is shown like any other.
Money
No vendor pays to be listed, to rank higher, or to be removed. There is no advertising, no sponsorship and no affiliate link on this site today. If that ever changes, every affected link will be labelled at the point of the link — not only here — and this page will be dated accordingly.
Corrections
Corrections are the most valuable thing anyone sends us. Tell us what is wrong and where the correct information is published, and we will fix it and re-date the page. Vendors do not need any relationship with us to have their own listing corrected, and correcting a listing buys nothing else. corrections@strsoftware.co.uk
What this site does not do
- It runs no analytics of any kind — no tag manager, no Google Analytics, no session recording, no heatmaps, no third-party scripts. Nothing on these pages watches you.
- It does not generate comparison pages by pairing every vendor with every other. Comparisons, when they exist, will be written one at a time from real reader questions.
- It does not create filtered URLs. Filters on category pages run in your browser and never change the address, so they cannot generate a crawlable maze of near-duplicate pages.
- It does not claim to be a news publisher, and its structured data does not either.
