About this tool
- Is this what my property will earn?
- No. These are market figures for properties of a similar size and type in the area, not a forecast for a specific address. What one property earns depends on the building, the street, the photographs, the calendar and the operator. Treat the band as the range the market is achieving, not as a number you can bank.
- Where does the data come from?
- AirROI, a short-term let market-data provider. Every figure on the results panel is theirs, shown with the date we retrieved it. We do not adjust, smooth or re-forecast the numbers, and we do not convert currency — UK markets are reported in sterling.
- Why only a few property options?
- Because those are the segments the underlying data actually distinguishes. AirROI reports by room type and bedroom count, so that is what the form asks for. Bathrooms and guest capacity are derived from the bedroom count and stated on the result.
- Do I have to give an email address?
- No. The full result appears with no sign-up and no gate. There is an optional sign-up afterwards if you want the area tracked monthly.
