Our verdict

Chekin is a check-in and legal-registration platform that happens to include identity verification, not a screening product. There is no risk score, no watchlist, no criminal or sex-offender check anywhere in it. What it does have is the deepest authority-registration coverage in this category - direct integrations with police and tourism bodies in 18 countries, built for markets like Spain, Italy and Portugal where submitting guest data to the police is a legal obligation. The UK is on the supported list, but the UK offering is thin by necessity: Chekin generates and stores entry forms, and nothing more, because Britain has no equivalent police-reporting duty. UK operators are therefore buying online check-in, ID capture, deposits and upsells rather than compliance automation. Pricing is published, which is welcome, and cheap on paper: from €3.95 per property per month on Basic, €5.95 Premium, €7.95 Enterprise, with up to 20% off for annual billing. Everything transactional carries a separate fee - 1.5% + €0.30 on deposits, 1.5% + €0.99 on payments, 1% on upsells, €2.50 to €4.00 for damage protection. Two caveats for smaller UK operators. There is a three-unit minimum (twenty for some property types), which excludes single-cottage owners. And pricing is euro-only, so a UK buyer carries the currency risk. Damage-protection coverage limits and the underwriter are not published. The PMS integration list is the longest in this category and includes res:harmonics and eviivo.
