Our verdict

eviivo is a London company that has been selling to UK small accommodation providers since the mid-2000s, and it is the most feature-complete UK-headquartered system in this set: unified inbox, AI messaging, AI-driven pricing, owner statements, housekeeping, a direct booking site and guest guides all appear as first-party product rather than integrations. It is also the only entry here that publishes UK support as running seven days a week across phone, chat and web. On price, the model is per-property and per-bedroom, starting at £35 a month for a single property and £95 for multi-property, excluding VAT, with five add-on modules charged per room at £1 to £2 each. A bed-and-breakfast with eight rooms taking three of the add-ons therefore pays a meaningfully different figure from the headline, and buyers should run the configurator rather than the floor price. There is no revenue share, but a £0.50 processing fee applies per confirmed booking. There is no free trial in the conventional sense; the site offers a first 30 days free at onboarding, which requires signing up.
