Our verdict

Hospitable prices unusually gently as portfolios grow: after the properties included in each tier, extra properties cost $1, $2 or $3 a month depending on plan, so a twenty-property operator on Mogul pays roughly $150 a month billed annually, or about $7.50 per property. There is also a genuinely free Essentials tier with no subscription fee and no per-property charge, which is rare. Against that, everything is priced in US dollars with no GBP option, so a UK buyer carries currency risk and card FX costs, and there is no VAT statement. The operating entity is Estonian, smartbnb OU in Tallinn. One point of caution for anyone doing their own due diligence: a company called HOSPITABLE LIMITED appears on Companies House, but its registered activities are residential care and social work, and it is not this business. Several costs sit outside the subscription: dynamic pricing at $5 per property after a short free period, $5 per extra smart device, a capped percentage fee for paying cleaners, and direct booking transaction fees of 1% on Basic or 4% plus 3% on Premium. No free trial is advertised on the pricing page. We could not verify its channel connectivity or UK support arrangements.
