UK signals

The block no global directory publishes: whether the company trades in the UK, whether it bills in sterling, whether it charges VAT and issues a VAT invoice, when its support is actually open in UK time, and where the data sits. Every line is what the vendor publishes, or a record that it does not.

Covers platform lettings (Airbnb-style)
YesYes, with an important restriction. Schofields runs a dedicated Airbnb holiday home insurance page, but states twice: 'Note: Our Airbnb holiday let insurance is for second homes. We can't cover letting your primary residence.' The holiday let page repeats: 'Our insurance for holiday lets is for holiday homes and second homes and is not suitable for renting out your main home.' So platform lets are accepted for a second property, not for home-sharing or spare-room letting.Source · Checked 28 July 2026
Eligibility restrictions
'We cover holiday lets built of brick, stone or concrete and roofed with slate, tiles asphalt or concrete. Or a wooden property securely built on a concrete base with a pitched roof tiled with tiles or slates.' 'We do not cover static or mobile caravans.' annual insurance premium per property/policy No premiums are published. The site explains the rating factors instead: 'Insurers use a whole host of factors to calculate your premium – the property location, property type, security, risk of flooding or subsidence, the level of cover you require and how likely the insurer thinks you are to claim.'

What the cover includes

Public liability
£5m. The holiday let page only recommends '£5 million of public liability' as comparison guidance, but the UK holiday home page states the policy's own limit: 'Includes £5m public & employers' liability insurance' and '£5m public liability insurance - Essential cover in case someone has an injury at your UK holiday home… If you have a pool or hot tub you're covered too.'
Employers liability
£5m — '£5m employers' liability insurance - This covers legal costs if someone employed at your holiday home is injured, such as your cleaner or housekeeper.'
Unoccupancy terms
'No unoccupancy restrictions - No requirement to inspect or occupy your holiday cottage regularly' and 'No winter warranties - As standard, no requirement to drain down, leave the heating on or turn off the water.' Also 'No security stipulations - We don't insist on fitting specific locks to doors and windows.'
Loss of rent or income
Loss of rental income — 'cover for loss of rent if you cancel bookings due to an insured event'
Alternative accommodation
'covers the costs of alternative accommodation if your guests have to find somewhere else to stay if the property is uninhabitable due to an event covered by your policy'
Theft
Theft by a guest — 'some policies do not cover theft by a guest or theft where there's no sign of forced entry. A Schofields policy does.'
Accidental damage
Optional add-on. 'Damage by pets and malicious damage is covered also.' Pet damage requires the Plus policy with the accidental damage option.
Malicious damage by guests
Covered within the optional accidental damage add-on
Legal expenses
Optional add-on. The page suggests a £25,000 limit 'may be sufficient' as general guidance rather than stating its own limit.

Our verdict

Schofields is a family-run Bolton broker that has arranged holiday home and let property cover since 1984, and it is a Lloyd's coverholder — meaning it holds delegated authority to underwrite on behalf of certain Lloyd's syndicates rather than simply placing business with a single insurer. Schofields Ltd is registered in England (1811609) and FCA-authorised under FRN 118669. Its holiday let page is the most detailed consumer explainer in this category, covering rebuild-value calculation, unoccupancy conditions, winter warranties and excess structures alongside the product itself. Distinctive cover points: theft by a paying guest is included as standard, which the page correctly notes many insurers exclude; loss of rent and alternative accommodation are standard; accidental damage and legal expenses are optional add-ons, with pet damage available only on the Plus policy with accidental damage selected. The holiday let page frames £5m and £25,000 only as comparison guidance, but the UK holiday home page does state the policy's own limits: £5m public liability, including pool and hot tub use, and £5m employers' liability. Three structural features are pitched harder than the limits: no unoccupancy restrictions, no winter warranties and no security stipulations. Two eligibility limits matter: static and mobile caravans are excluded, and cover is for second homes only, so Airbnb-style letting of a main residence or spare room is explicitly out of scope. Quotes are online or by phone, weekdays 9:30am–5pm. No premiums are published.

Third-party scores

Cited as text with the source and the date we pulled it. We do not mark these up as our own rating, and we publish no first-party reviews until we have real, verified users.

No third-party score was pulled for this listing. That is a gap in our record, not a judgement on the product.
