CAVEAT — UNRESOLVED: an automated reading of Total Landlord's own knowledge-centre page (/knowledge-centre/short-term-let-insurance) on 2026-07-28 reported that the theft/malicious-damage extension EXCLUDES Airbnb lettings, which would contradict the product page marketing the add-on alongside Airbnb cover. A second reading of the same page did not reproduce the statement verbatim. Our verdict

Total Landlord comes at holiday lets from the landlord side rather than the holiday-cottage side. It is a trading name of HFIS Ltd, registered at 55 Mark Lane in London and FCA-authorised, and it is best known for private, portfolio, HMO and expat landlord products. Holiday let cover is not on the main product navigation — it sits within the homeowners product and is written up in the knowledge centre — so it is easy to miss, but it is a real product: 'insurance for Airbnb hosts and short term lets', rated for up to 10 paying guests. Published cover includes loss of rent where the property is uninhabitable after an insured event, liability, buildings and contents, with accidental damage and a guest theft/malicious-damage extension capped at £5,000 both available for additional premium. No underwriter is named on the pages we checked, and no FCA firm reference number is printed on the site. Two things distinguish the listing: it is the only provider in this category that publishes an indicative minimum premium and add-on cost rather than quoting blind, and NRLA members are offered a discount. Cover limits below the £5,000 damage extension are not published, so the policy wording will need reading before comparing it against the specialists.

Third-party scores

Cited as text with the source and the date we pulled it. We do not mark these up as our own rating, and we publish no first-party reviews until we have real, verified users.

No third-party score was pulled for this listing. That is a gap in our record, not a judgement on the product.
